About an hour out from Nashville in every direction — south to Columbia, east to Lebanon, west to Dickson, north past Gallatin. Schematic; not to survey accuracy.

The edges

South to Columbia. East to Lebanon. West to Dickson. North past Gallatin.

Everything inside that line is regular territory — Nashville, Franklin, Brentwood, Spring Hill, Murfreesboro, Smyrna, Mt. Juliet, Hendersonville, and the towns between them.

Counties: Davidson, Williamson, Rutherford, Maury, Sumner, Wilson, Robertson, Cheatham, and Dickson.

Just outside the line? Call anyway. If we are not the right fit, we will tell you on the phone rather than driving out to find out.

Why we drew it there

An arrival window only means something if the drive is short enough to keep it. Past about an hour, one traffic jam turns into a missed appointment, and the person waiting is you.

A century of plumbing in one metro

Part of why we diagnose before quoting: the right answer changes enormously by address.

Pre-war homes — East Nashville, Inglewood, Sylvan Park, Franklin's historic district. Cast iron drain lines at the end of their life and galvanized supply lines. Cast iron fails from the inside, so a line can be badly gone and still drain until the day it does not.

Post-war ranches — Donelson, Madison, Crieve Hall. A lot of original plumbing still in service, often run through crawlspaces that make leaks easy to miss.

The 80s through 2000s — Brentwood, Cool Springs, much of Murfreesboro. Bigger homes, longer runs, and water heaters and supply lines that are now hitting their failure age.

New construction — Spring Hill, Nolensville, the outer ring. Braided supply lines have a shorter life than anyone assumes, and a house barely out of warranty can still have a leak.

The one that catches people out

Second-floor and attic water heaters, common in the newer Williamson County subdivisions. When one lets go, the water goes down through the ceiling into the main floor, and what should have been a closet repair becomes two finished floors.

If yours is over ten years old and sits above living space, replacing it costs less than your deductible. That is free advice and we mean it.
